Here at YSG Solar we get a lot of questions about solar land leasing in New York. Leasing your land for solar can be a great way to generate additional revenue with minimal effort on your part, so it’s no surprise that customers want to learn more. Is YSG exclusively in New York or do you operate in other states?

We are a national solar developer and pursue projects across the US.

 

Is 10 acres enough? I have been told a 20-acre minimum.

The minimum acreage requirement varies on a state-by-state basis. In most East and West Coast states we look for a 20-acre minimum. For most Midwest and Southern states we look for a 100-acre minimum. Some exceptions are made for exceptional sites. 

 

What is the typical lease length and price per acre?

The standard land lease agreement is for 25 years—with the opportunity for two additional five-year periods on top of that. You would be looking at 25-35 years of consistent annual income. Price per acre varies depending on region and local utility.

 

How long from signing can I expect revenue to be generated? 

There are a couple of smaller payments dispersed during the due diligence of the project that immediately follow the signing of the agreement. Your larger annual payments commence either during or after the construction period (~ 3 months), which is approximately two years after the signing of the land lease agreement. 

 

Who is responsible for costs if the project needs to be dismantled after the lease? 

We have financers for each of our projects, with a specific fund set aside tailored to the size of the project to guarantee the removal of all equipment from site and restoration of the landscape. 

 

How far from the power grid can a property be? 

Ideally, three-phase power needs to be within 1,000 feet of the site.
